Building specifications for the apartments

Foundations and Structure


The retaining wall will be in a formwork of reinforced concrete on both sides with waterproofing, insulation and drainage.

Reinforced concrete horizontal structure with unidirectional framing adapted to seismic regulations NCSE-02 for this area.

Vertical structure of load-bearing walls in low-density ceramic blocks or reinforced concrete.

Façade

The outer walls have ceramic block brickwork with interior heat insulation and the inner walls have double hollow brickwork with air chamber. We have used a system of heat insulation that relies of a plaque of 8cm thick mineral wool cloth.

Taps

Single lever with hydro mixer from TRES Series MAX-TRES model Ref. 161103.

In baths, multifunctional telephone showerheads from TRES series MAX-TRES model Ref. 161874

In fixed shower units, built in fixtures from TRES series MAX-TRES, model Ref.161868.

Roof

The roof will be an inverted flat one, made up of sloped concrete with steam barrier, tar waterproofing with a 1cm average absorption layer for the “Cooled Soil System”, an anti-roots layer as well as a layer of concrete with Arlita. This mixture gives higher heat insulation and a greater capacity for water retention.

Exterior carpentry

Glass windows with fixed and mobile parts, sliding doors in mahogany, with a protective surround in aluminium, with a minimum soundproofing of Rw=34dB, Uges=1,3W/m2K a higher than average heat proofing (normal=4), KAPO type (or similar quality. What is more these windows will be protected against heat loss so that they allow light to enter but do not let heat escape.

Metalwork

Exterior Venetian blinds will have a metal frame and wooden beads of 3 cm, really resistant larch wood , with weathering treatment.

Sun Protection

Fixed and moveable panels in metal structures with wooden slats, whose angling is specially designed to throw the necessary shade on the glass surface during the summer months.

Moreover, as these panels can be locked tight, the sliding doors can be opened to allow for some natural ventilation.

Interior Carpentry

In order to guarantee full safety in your home we will install a reinforced wooden front door without frame, lined surface painted in Klimaklasse III.

For the interior doors we have chosen a model of 3.5cm white lacquered solid DM doors with an elegant vanguard style. To give them a perfect combination we have chosen stainless steel hinges from Ocáriz 1981.

Glazing

Double glazing. Heat transmission coefficient K= 1,0 W/m2Kº,  along way over building standards.

Kitchen and hall: 60x40 rubbed finished stoneware slate

Bathrooms, toilet and washroom: UNICER Series Cement in white or grey

Air conditioning and hot water

Solar plaque installation for hot water for human consumption corresponding to the SONNENKRAFT system (or of similar quality).

The temperature control in the apartments is based on conceptual considerations. Glass surfaces receive shade from sliding and fixed panels. Large parts of the building work are manifestly designed to reduce the temperature (natural refrigeration) opening at night. The passive use of solar energy and activating saving measures of the same.

“Cooled Soil System” to cool the roof: Refrigerating the upper part of the roof through the evaporation of water supplied by an irrigation system.

A complementary cooling and heating device in the kitchen and, depending on the size of the apartment, in the bedroom.

Electricity and mechanisms

The level of wattage is high, according to existing regulations on electrical capacity.

Mechanisms will be model Olas from NIESSEN.

We will also install wall lighting in outside terraces, expecting you to be able to enjoy them as soon as possible.

Telecommunications

All the houses have a common infrastructure for telecommunications according to existing regulations. There will be connexions for TV and telephone in each of the bedrooms, the living room and the kitchen. There will also be a parabolic antenna for TV and FM with connexion to digital channel and reception by satellite.

Basic centre for home automation control: burglar alarms, fire and flood alarms, heating and exterior lighting.

Exteriors

The swimming pool for exclusive use by apartment owners is easily accessible. This modern building has green areas with plants and garden design according to local flora (olives, almonds and oranges)
