  • Why are some areas of the homes (terraces, washrooms,…) calculated at 50% of inhabitable space?

This custom or rule came from criteria established by the old Housing Ministry for building government protection homes (VPO): the size of these homes was limited to a maximum of 90 m2 of inhabitable space. If they had a lot of terraces that were to be included in that space, the homes went over the established limits so they adapted the criteria of measuring only 50 % of certain terraces and washrooms. .

Actually, in freely developed homes there is no legal obligation to maintain this criteria. It would much more convenient in order to avoid confusion for purchasers, in constructions and even for developers, to simply establish the actual size whether or not the architect has calculated it differently. This may occur due to measures in relation to the size of the lot and what is established for it to hold in terms of m2.
