  • What is the responsibility of mortgages?

The responsibility of mortgages is the sum of all the concepts that are guaranteed by the mortgage (the capital guaranteed plus en estimation of the costs that could be incurred by a possible lack of payment – ordinary interests, late payment interests, legal costs, ..., all of which within the realms of the law). If it is not paid, the financial entity involved will have to compensate the whole amount due, within the limits established for this type of mortgage responsibility.

This amount serves as a base on which to calculate the costs of formalisation and those of cancellation of a mortgage loan (i.e., public notary, registry and documented legal minutes).
